Time value of money should be be taken into consideration for sure , but we can also provide back the money with giving them interest rates of saving account that ranges between 2-3% max, so it will be basically 2 components in the emi , 1 will be the emi and 2nd will be the amount towards investment

Or you can waive off the last one or two emis based on your formula. But having said that, what will be your moat? And how do you intend to start lending money, from where will you source the capital? This will be a huge investment and also tightly regulatory controlled
