If you think your website is adding a huge value to the business underneath, you need to do some number crunching and pull out what amount of business happened online through website and by what fraction revenues & profits increased because of website changes and then provide it to the business owner , after which you can ask for an equity as a part of your salary (as ESOP) for continuing service . Probably if they get convinced , they can actually put some performance based clause to your ESOPs and may agree to that. If you think you are good for the business, there's no harm in asking equity , but it should be in a structured manner , not like an outright demand . You shouldn't forget the fact that they can see you as a replaceable freelancer. So, take it slow, take it in a right way, prove your worth and demand what you think you deserve .

That's a pretty bad deal. just negotiate for 5 to 10 percent based on her leniency. you could build the site and even offer continued maintenance. it's not like maintenance is that hard. not like a few thousands is gonna make you rich anyway
