Was speaking to a friend’s father who’s been investing in real estate for years. Like a typical markets-first person, I asked → 'Don’t equities offer better compounding with less hassle?' He shrugged. 📍'Only two things matter when you’re buying property,' he said - ⤷ The price you enter at ⤷ How the area behaves → what’s around, how quickly flats get rented, and the rent they fetch Before buying, he always speaks to 5–6 brokers. Checks how many flats are available, how fast they get picked up, whether rents are rising, and what kind of tenants the area attracts. He doesn’t always rent. Usually sells in 2–5 years, and has made ~12–15% CAGR in most cases. Some flips have done better. But more than the returns, he said this - 'The peace of mind and certainty of cash flow is underrated. Stocks can’t offer that.'
