Checks how many flats are available, how fast they get picked up, whether rents are rising, and what kind of tenants the area attracts. He doesn’t always rent. Usually sells in 2–5 years, and has made ~12–15% CAGR in most cases. Some flips have done better. But more than the returns, he said this - 'The peace of mind and certainty of cash flow is underrated. Stocks can’t offer that.'

Why not both? 70% equities for growth, 30% real estate for stability and inflation hedge. This either-or mentality is stupid. Different assets for different purposes. My rental income covers my EMIs, equity gains fund my lifestyle.

The real advantage isn't the returns - it's the forced savings and leverage. Most people can't stomach 20% equity corrections, but they'll happily hold real estate through similar drops. Plus, where else can you get 80% leverage at 8% interest with no margin calls?
