I’d like to share a project I recently completed, and I’m hoping to get your honest feedback. If you’ve ever tried buying a property in India—especially in the newer, gated societies—you might relate to some of these challenges. I’m originally from a small town in Rajasthan and decided to buy a flat in Gurgaon. Like many, I had concerns about: 1. Which builder to trust? 2. Are they delivering projects on time? 3. Are there any hidden legal issues? As you may know, RERA (Real Estate [Regulation and Development] Act) is the government’s attempt to protect buyers by regulating the real estate sector. But finding accurate, comprehensive information about builders—especially legal history—meant a lot of manual digging through different government websites and scattered PDF documents. The Core Problem is Lack of Centralized Data: All legal records, RERA registration details, and project histories are spread across various portals. Risk of Misleading Information: Brokers often recommend builders they’re associated with, so it’s hard to get unbiased reviews. Challenges for First-Time Buyers: People moving from smaller towns or buying property for the first time can feel overwhelmed by legal jargon and don’t know where to look for trustworthy data. My Journey Countless Hours of Research: I checked RERA websites, consulted brokers, and talked to other buyers just to figure out who was reliable. Data Science Background: Realizing this was a data problem at heart, I scraped legal case data, RERA registrations, and project details to create builder “profiles” that are easier to understand. Birth of BuildersAndProjects.com: The idea was to centralize all this data, making it simpler for homebuyers to access a builder’s legal track record, current projects, and other important information—all in one place. What the Platform Offers Builder Profiles: Get insights into a builder’s history, including any legal cases and their outcomes. Project Information: View up-to-date details on various RERA-registered projects, along with videos of the projects and neighborhoods. Planned Features: Community reviews and ratings for both builders and projects Accurate current pricing data Automated updates of legal cases (currently data is up to July 2024) I’ve poured a lot of time and effort into this platform, working solo with frameworks like Django and using AI for data analysis. I really want to know: 1. Does this solve a real problem for buyers, or is it just another website? 2. What features or information would make it more valuable for you? 3. Any suggestions for improvement—design, usability, depth of data?
