Okay, I will cut to the chase. it has been a year since I started working on this project, it is called 'Black Books and Coffee'. It is a small cafe near in Mcleod Ganj, Dharamshala. I had enough money to start the cafe, but I could not find a decent place to rent, and those 'not so decent' places which were available were just too costly, there is no way I am paying 50k a month. Most of these places were only accessible by walk, so I decided to construct my own building for the cafe, and I found a really good spot below Dalai Lama temple with a nice view, quiet atmosphere and still somewhat on the main road. The leash deed is for 10 years, and the rent is around 12k a month, which is great if you ask me. although constructing the building is costly but when I compared it to other places with higher rents, it made sense to me, pay this cost once and not worry making enough money to pay the rent. Now, since the beginning, I knew I won't have enough money to pull it off, and what I had been hoping for the last one year to find a partner, someone who is interested in opening a cafe, someone who is interested in books and philosophy and cooking, the market in Mcleod is good, we can easily expect a profit of 10 lac a year without sweat, which will only go higher. I am looking for someone who can invest at least 10 to 12 lacs. So far, I have invested 13 lacs.
