The concept of REIT and INVIT is alien to the mass population but its slowly garnering traction from tier 1 Institutional investors to retail investors like you and me. Companies like strata and propshare are trying to democratize fractional investment but the ticket size is on the higher edge. For starters, you can eye on tier 2 & 3 cities where there's basis and societal infrastructure boom.

For starters, you'll have to build a solid lms platform and empanell developers and channel partners for creating a robust network. Followed by, lead gen engine to garner traction from potential buyers. FYI, fractional investment and Reit is highly regularise and governed by SEBI and RBI, so legal compliance is a major challenge.
