People in 1 & 2 points aren't gonna sustain over long time I believe bro. Because once they move in. Your app is no needed for them But 3&4 point seems to have a potential Focus on 3 & 4 prmiary and 1 & 2 additional extra feature. Then app could do wonder I believe
