What You think App Vs Website Which is better and why?

Here is great idea for you? I have a real estate website called Homebuysold.com. I created this website to start a real estate database company, but some how I am not able to continue. So I decided to Handover someone who make this better than me.

I ran an ad on instagram, in the insights section it's showing as I have around 100 new visitors on my website, but in the Google analytics (which is connected to my website) it shows as zero. Why can this be happening?
