New SEBI norms for small, medium REITs likely to bolster investor interest in asset class

The Securities and Exchange Board of India (SEBI) has introduced new regulations for small and medium real estate investment trusts (REITs) in order to increase investor participation in the asset class. The minimum investment amount for fractional ownership in SM REITs has been reduced to INR 10 lakh from INR 25 lakh, making it more accessible for investors to invest in rental-generating commercial and residential real estate assets. The new regulations are expected to boost liquidity in the sector and encourage participation from retail investors. However, industry experts note that sponsors of fractional ownership platforms will still face challenges related to public listings and compliance.
