The idea depends heavily on land availability and its future development potential. If land in certain regions doesn't appreciate as expected, returns might fall short. A clearer mechanism to protect investors and address risks of farming yields and land prices is needed to make this more appealing.

Thanks for going through the idea. The first concern can be easily solved by doing r&d before buying land at strategic places like places where big projects are going to be built in future. The second problem is the one which we need to work on this can also be solved by taking a fixed amount per square area of the land from farmer. There are still many problems which we need to solve here as it is just in ideation stage. Please do upvote if you liked the idea.
